So I'm hiring a property manager to take care of the top three floors of the house while I occupy the basement.I am in great debate with myself in taking a line of credit on my house to do renovations to the basement.

In the newbie section alone, I've spotted at least 3 people from Minnesota so I have high hopes that Bigger Pockets will be a useful tool in taking me from interested to flipping my first house or getting my first duplex later this year!

I am interested in taking a look at the South Bend deal. 

@J Berk If you are not interested in taking advantage of historically low rates, like a couple of people have said, then pay cash.

Ask the intake worker to give you an idea of how many clients each caseworker is assigned.  

@Kevin Hill Hey Kevin, I think that is a good point, the average home buyers are more interested in taking on renovation projects these days.

You say you have to be aggressive, to be able to obtain this property.I'd take it with or without tenants, but would want to view interior, you could be a contractor looking at the windows or flooring..something where you can get in take a quick look at interior and have a idea of condition. 

Remember the intent in taking title to the property must be to hold for productive use.  

I would negative on doing this because of its uniques but you have proven its monetary intake.
