We use a third party servicer to do all of this - much easier and when starting just tracked payments in wuickbooks as servicer tracked everything else 

I have to choose between a much cheaper market that I live in that is much easier to cash flow, but finding good renters could be more difficult.

@Michael Fucillo You are not jumping the gun at all.  16 units is still a lot to manage by hand, and getting a system that makes your day to day easier is going to be key to your own sanity. 

Others here may not wish to reach out to guest and go to their secondary insurance right away as it's easier/straightforward, etc.

Once you get past the initial learning curve and have some basic knowledge, it gets a lot easier though and at that point most knowledge gaps can be filled as they come up.

We are a good company with incredibly hard-working people.

I understand Vermont has slightly more stringent regulations to contend with but it would also be closer for us geographically and thus potentially easier to manage.
