The only way someone can be personally involved is if the person suing proves that the person actually did something to cause the incident.

We don't mind providing tenants with all the keys they need plus a spare at move-in, or making more if the need arises.We had an incident when a tenant was out of town, his ex-wife came to visit their daughter and took the daughter's key and made a copy for herself.

To echo what others have said in this thread, in this business things go wrong all the time.It is incumbent on us as professionals, particularly when we're dealing with other people's money, to be proactive and transparent with bad news.I don't have a lot of patience for people who can't communicate with me when problems arise and my interest is at stake.Maybe it was an isolated incident and no big deal, but why risk it?

We've had at least 3 or 4 incidents where some totally innocent person has been shot with at least 1 deaths simply driving through those areas, although a bunch of landlords make money there too.
