Generally, homes closer to the water are more expensive.  

OP, keep in mind not having access to heating and sharing same water heater and etc will require an easygoing tenant in the nextgen.

But during the buyer’s due diligence, several unexpected issues surfaced, each cutting deeper into the profit I had worked years to earn.The first issue was with the water lines.

I'm looking into cities of central AR (LR, NLR, Benton/Bryant) Hot Springs area, and NW AR (Fayetteville, Rogers, Bentonville).If you don't mind me asking, what is it you like to offer new investors?

That has informed us for this year's trip, and we'll be staying in Langosta/Tamarindo, Potrero/Flamingo, and Hermosa (Guanacaste not Jaco).Of course, there are tons of beautiful places in CR, and the better climate (read: less hot) is found at higher elevations. 

Like deferred maintenance, (bad roof, worn out water heater/AC Unit, warped flooring, water damage) etc, unpaid utilities,  unpaid taxes, a second loan, unpaid HOA fees, a bad pool, bad reputation, sometimes squatters, sometimes they were drug houses, and so on.

I'd personally say pulling your water heater out and replacing with a wall mount on demand one, would be worth the cost to have in unit washer dryer if you are staying there or renting it, it would be worth it.its always worth doing the big stuff well and correct even if you are cleaning up after someone, the long term hold always prevails, its just a little frustrating front sometimes, but hang in there!

Due to this water being behind levees the water stayed up for 4 months.
