Are there any creative ways you’d recommend for me to identify and approach motivated sellers or uncover foreclosures?

They have come to me about buying the home but I have a collection account about to fall off my credit in a few months so I am not sure I would qualify (in addition to my income may not be high enough).Are there any workarounds to maybe purchasing the home?

Of course my nosey self had to go look up your rental property.

@Kyle McVay I self-managed my first 5 units and then transferred all new units to a PM.

Avoid any self-help eviction tactics like changing locks.Maintenance: As a landlord, you’re responsible for ensuring the property meets basic health and safety standards, including working plumbing, heating, and electrical systems.Inspections: While there are no mandatory inspections required before renting, your property should comply with building codes.

Self managing is a solid way to learn the business, and it’s smart that you’re already setting up systems and tools. 

You would need an extremely high grossing property under market value on a something like a 5 year lease to profit, and you probably will not profit after startup costs until Year 2 or 3.Do not even think of trying it with 1/2 bedroom apartments or condos nor 2/3 bedroom homes.
