Section 8 won’t pay me a cent more for interior improvements, so I think I will keep those to a minimum (clean, unstained, pest-free, good repair, everything works, harden the usual ways against damage) as long as I’m targeting section 8 primarily but make sure that the exterior is on point—starting with roof and gutters if they need attention.

Being in S Florida it is subject to hurricanes however; the entire home has been 'hardened' with a new roof, impact windows and doors and a safe room. 

@Krissy Harden Yes you can still wholesale however it is not easy.

FL is a tough and expensive state due to wind / hurricane concerns at the moment, the market down there is hardening a ton.

@Nathan Harden - they are in Capital Gains territory now - they have held it for longer than one year.
