you’re on the right track. just hang around this website & when you’re old enough go ahead & pay for membership at ur local real estate investor group in ur city- every city has one. google it. whatever you do start saving mad cash & get good credit. work hard, save the money & house hack. get a 2-4 multiple fam when you graduate high school with ur saved cash & good credit. 

Looking at this solely from the transactions costs, it will be less costly to sell the membership interest.

As a matter of fact I was not even going to write a review except after I ask them to cancel my membership because I did not want to be charged 197.00 a month to keep their software they sent me a docusign basically saying that no matter if I find a deal because of them or not I would have to split it with them .

. - a membership only group but certainly adds lots of value for their members.

Background:In the Class Action Complaint (linked below) the Judge accused the NAR of fixing prices and states, "For decades, home buyers across America have been unwittingly paying too much for, and receiving too little from, services offered to them by real estate agent members of NAR.Despite agent representations (which NAR permits and encourages) that such services do not cost home buyers anything, home buyers in fact pay a hefty cost for these services—namely,  supracompetitive commissions at levels fixed by the Defendants, which in turn lead to higher home prices paid by buyers...as part of their membership, brokers must also agree to follow NAR’s rules, practices, and guidelines.

The IRS does not view these properties favorably and lumps them in with Stocks/Bonds/Membership in an entity etc...
