It is gold and it drops solid gold eggs pretty regularly.

For many who might not necessarily be "looking" for more work they might not be investing in any kind of marketing and word of mouth is going to be the best way to find them.But 100% agree with @Corby Goade on this one, treat them like kings and queens because they are DEFINITELY worth their weight in gold. 

With that said, a good PM is worth their weight in gold.

Don't know your area, but yes, a good agent is worth their weight in gold and can get you substantially more for your property.

It's slowing down though, most of their money the last 30 days has gone to gold, silver, and bitcoin.

Another area i've been excited about are the the towns along highway 2 heading towards Stevens Pass (Gold bar, Index, Baring, Grotto and Skykomish).

My advice to you is not to take a 1 lenders word as gold.

There is a lot of competition in CA and while a great appreciation market gone are the gold rush days of the last 10 years so the strategy has to get more creative.
