While this is a good business strategy, there are certain things that every investor should know when buying property when the Seller agrees to make repairs. 1.Make Sure the Seller Does the Work Correctly and in Compliance with the Contract.it is import to make sure Buyer and Seller clearly articulate the details of the work that the Seller is required to complete prior to closing and make sure the Seller complies with the work description.

I agree with Wayne, legal descriptions do not include descriptions of improvements, title is to the land.

I'm sure once one gets into a new geographical area and builds the team then it can work but that in itself takes a ton of commitment.

The answer to those questions varies significantly depending on the type of facility (open, covered, enclosed, mixed), geographical location, competition, and local laws.
