@Joe Splitrock as we know this is all regional..although I do know some markets probably did go up 300 % from the low.I bought some homes in Ft Myers on the court house steps in 2010 for 30k ish next less than 10 years old I flipped them for 50k to some Germans in a matter of a month or so.. but I suspect from the 30k they are worth north of 120k today.I was in philly this week and my vendor was showing me turn key homes he sold there in 2011 for 32k that would sell close to 100k today.I personally sold some of my OREO ( homes I lent on and took back) in ATL area in 2009 2010 for mid 30s and I am sure they are back over 100k.. when I lent on them they appraised in the 120's that was a f ing free fall in values.. so yes I think that 200 to 300% number is real in some markets.. probably Vegas and PHX as well as you mentioned.I had a sit down with my bankers last week for lunch.. and they are still bullish on 2018 and beyond.. rates may rise a little they said.. so they are still giving me construction loans on a spec basis.
