Folding is better than staying with a bad hand an bluffing.  

That bank folded, and it was bought by Wells Fargo.I called Wells, and they said the home would be eventually listed on the HUD Home Store.

The issues is two fold for getting rid of the first tenant.  

I don't want leverage on my home so I can take larger risks outside of my home with clear conscience that if it all folds, I have something to fall back upon.

I hand sign each letter and pay someone to fold, stuff and stamp.

Maybe try to find some investors in your area and see if they'll let you tag along to view some properties and take notes or bird dog wholesale deals or fold mailers or lick stamps or whatever you can to be around the business.
