If those leads are not converting into shows, my fear would be you are still priced too high or you are not reaching out quickly enough to schedule a show. 

Have a calculator that shows this as well.What is boils down to 99% of the time is #3 and that persons ego / fear of giving someone else $.

I get it, it's an REI board, but most of the stuff I read I fear themselves just getting caught on the system of the decade prior while not understanding the dynamics are apples to oranges.

Regarding selling, I think the fear is the lady would come after the seller stating they didn't have rights to sell.

ALSO, very important here, if the fear is inflation, the last asset you want to be invested in during an inflationary environment is fixed income.

Definitely, a lot of fear starting out so new, with A LOT of information out there as well as misinformation; but we're very hungry to learn as much as we can to start investing in RE.

In those cases just follow the law.My fear in pushing it too far is the $20,000 it can cost to just show up in court with a lawyer and fight a single issue. 

I fear that many sub to transactions take place with the seller being unsophisticated homeowners who have no earthly idea of the risks involved and potential devastating consequences that can occur.

At first, I feared going to court, IDK why, just did, the idea of "court" just seemed intimidating. 

I call it the Winter Fear.
