I'm a property manager now so it does benefit me when someone buys an investment property and hires us, but I have never changed my tune on telling someone to buy the right rental properties, did that way before when I was just another investor.

Thinking of changing landlord carpeting to some type of lvp before renting it out.

This is a straightforward and common approach.However, make sure to document the change in the lease renewal or addendum, specifying the new security deposit amount.

How fast did you sell it ?

In addition, condos tend to not appreciate as fast in value compared to single-family or multi-family homes. 

I think in this environment lenders are changing requirements, guidelines, and product availability daily.
