While I'm a big fan of "never sell good real estate", I also believe it's false economy to hang onto less-than-optimum investments, just to avoid selling costs.

Screws, shims, caulk, false box up top, cleaner, random things... etc. 

If she doesn't get her certification and decides to break the lease courts could rule you rented the property under false pretenses,and decide she won't have to pay any fees for breaking it.

I would also include a statement that any application not fully completed or containing any false information will be rejected.If you are paying for any credit or criminal checks charge a fee that will cover all your costs.

I have a totally different take on it (and was in a similar situation just a few months ago).The $429K is not all your money, so the argument others make that you could take that money elsewhere is false.

The police were called and they think it is a scam, and someone may have gotten suckered into a false rental.
