Once you can accept that, just go to any Chinese business district. 

There's good demand, and when the neighbor ask about renting, he explained there are no houses for rent at the time, and he wants to keep his kids in the same school district.

The only downside I see is that Dayton City Schools is not rated well as a school district. 

If they would want to refi and take equity out, they can take prob $45K.I sold that house and 1031 into a house in Johns Creek GA for the same $375K, way smaller land, not as nice of a house, but same good A+ school district, PITI was only $1700/month, because property tax was $4K/year.

South Philadelphia's base zoning districts are not very accommodating either.

I would suggest emailing or calling the US House of Representatives office for the congressman/woman for the district your rental property is in or the district where you live. 

Although there are tons of student rentals, there arealso  tons of post-grad students, resident physicians and other faculty and staff (not to mention the non-UI demand) that make great renters for multiple years. 

We love to direct investors to the Western Wayne County because the price point to rent is still very attractive without the downside risk of 36th District Court in the city proper, or the challenges of an uncooperative city government like Warren. 

You might try Lonergan Law Firm, Israel Suster, or Pratt Aycock.I believe all of these are frequent attorneys in Dallas County on eviction filings.If they're moving it to district court you will need an attorney.Sorry this has happened.   

Areas with good school districts, public transportation, and amenities tend to attract reliable tenants.
