It was a big project in terms of the amount of work it needed, I just ran out of time with my lender going through the garbage with the contractor, finding a new one, and finishing taking the longest. other than that I would've let it sit on the market to get closer to what I actually wanted for the property.

Anyone have recommendations on ones that are actually worth it and have helped you or others you know. 

Hey man, so I actually left my W2 (biotech) and joined real estate full time due to the number of properties/cash flow I was getting.

Compare my bottom line to those who claim it's fine to invest where you get a $100 a month cash flow and sometimes actually even get rent. ;-) IMHO Thank you so much for your insight.

I'm on house number 4 that I've lived in and renovated, so I agree that's a good strategy (I've done it just through life, not actually a purposeful strategy). 

Dennis' dad and I actually tripped over something similar back in Chandler.. we learned to tap into city planning websites and even call the permit offices directly to get a real sense of their backlogs.

The big thing that determines the price is what actually has to be done and the finishes that you select.I know you said it is a gut remodel but are the floors still good? 

That strategy actually makes your lead management team much more efficient because it outsources the mind-numbing tasks to the robots and lets the humans focus on what humans do best. 

Actually it's almost never obvious. 

I am actually kind of astonished by this.
