@Jordan Gilberti This is one of the toughest areas of this industry to accurately capture...especially flippers taxed as ordinary income...and at the end of the year, how many investors really do a deep dive on their properties and confirm actual ROI...not many...this is tedious (and sometimes disappointing work).While flipping houses is not a viable or sustainable industry, it works for generating vacation cash...the most successful flippers aren't flipping houses any more, they are lending or teaching other people how to flip houses...but why?

Second I think you're going a little too specific and you're going to be disappointed by the results.

They say you learn more about someone in stressful situation than in a successful situation - and I am learning a lot about how Roofstock handles disappointments.

I think you will be disappointed, I doubt investing in Vegas would be any easier, especially if you don't know the area. 

Obviously, this has been a disappointment for you and this is not an ideal tenant.

Very disappointing to say the least. 

The "water-proof" aspect is great, but the material quality is otherwise disappointing.

@Luis Medina  I would enter into a written agreement as to what both parties expect from this transaction so nobody is disappointed.

I know because I've been hosting on Airbnb for almost 4 years, so I get all the insights.My listing was high occupancy (summer months), across the street from public transit, great neighborhood, private room with private bath with jetted tub, one block from the beach, and I struggled to get $10K per year.I don't want people to get the wrong impression about how much they can make only to invest money and be disappointed.
