If it's going to be 20 people or less, we just have an informal dinner, introductions, and networking.  

A few times a week I'm networking in the evenings or going to dinner meetings.

You need to have the ability to asses the property that is in need of repair if not you'll need a competent contractor that you can trust, maybe a friend that you could buy he and his wife a really nice dinner for looking at the home.

There is no charge to attend but you should buy your dinner to support the free space (good burgers).
