A FHA 203k Loan is where the purchase price and rehab costs are rolled into a single loan.The downside of using FHA or a FHA 203k is you will need to live there, for a minimum of one year (to satisfy FHA Requirements); AND because you closed personally, you will not have Asset Protection, in the form of closing in the name of a LLC.

Thus, I think that we could see national rents rising in the high single digits, or possibly surging as much as 10% in 2026 vs 2025, with some markets seeing rents rise even faster than that - Austin, TX regaining much of the lost growth in 2024 and 2025, for example.

From an asset perspective we have around sixty assets which by this time next year we will probably be around 80-100 loans as we are always selling loans in our portfolio to pick up more.
