First red flag is if they say that they will shop your deal with a few different investors.  

I got a deal on labor as I know the contractor personally and helped out a bit with the project.

Take your time and look for other financing strategies with less risk.

We were collaborating with a local real estate agent who presented us with this MLS listing.

Ask the manager to explain their process for dealing with maintenance, late rent, evictions, turnover, etc.
