So Doorvest is getting everything that produces a high return and you get the aspects of real estate investing that have low a return. 

Staying on track with timelines was crucial to avoid unnecessary holding costs.

If you're looking for cities with the greatest potential of appreciation, I also suggest putting Columbus, Ohio, on your list, as there's a ton of growth happening in the city.No matter where you chose to invest, it will be crucial to work with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.

I would love to hear from anyone with experience navigating these aspects of a coliving BRRRR strategy!

I'm venturing into multi-family purchases through them now, and we will see how that goes.I appreciate @Tyler Jahnke documenting the realities of his experience with them, instead of speculating on what "could be" based on horror stories heard from someone who has never actually invested with the company.I can attest to the communication leaving something to be desired, and I can tell the company is working on that aspect, but the true end goal of consistent cashflow seems to live up to it's promise so far, 18 months on.

@Bob Avery - agree on the need and real impact of offering to section 8 voucher holders - an aspect of the business we don't hear folks discussing very often. 

State's differ quite a bit not just with their laws but with how certain aspects of a sale are customarily handled.

I really like the all aspects of it as an investor with property managers for my properties, and it doesn't hurt that it's free since I'm not that big.
