If you get one and the borrower/buyer pays off the contract you better be able to convey title or they can sue you for the whole contract plus damages for lack of performance.

@Blake Elder On a sidenote, using a deed of that nature will not convey your existing title insurance to the LLC You should use a grant or warranty deed They are the same thing just a different name I could be wrong on this but you may want to look into it Furthermore I don't think there's any more cost associated with the grant deed I guess you could always talk to the person who gave you title insurance

The issue I see is granting title under conditions, you can make a gift with strings attached, you may restrict the deed but, after conveyance control is more difficult.

You may have to have a lawyer involved that would do this and offer a Trust service that automatically conveys the property when the buyer gets a mortgage on it and pays off your loan.
