This new twist of claiming you owe them money is a typical scam tactic to put you on the defensive so you won't contact them about the money they actually owe you. 

I would contact an attorney to navigate the path forward. 

I think it's a good idea to contact the landlord and ask if they want to sell it to you, especially since you're already renting/living there. 

I will just say there is great vlaue in starting out in an area where you have contacts and resources (Provo) as long as you can find a cash flow deal.

Once you have done 100-200 deals you can really estimate in you head when you see a deal, so that 100 turns to 5 good ones within minutes and then 1 to get under contact with you to put an offer in.
