I was listening to a recent BP podcast And heard Michael Becker say something about adjusting NOI in this market with a little bit more compressed cap rates.

You can prove this is happening, because even in multifamily, you can see CAP rates compressing.

@Wilson Lee, the 1031 option could also be used to sell several properties within a compressed time frame and use the proceeds to purchase one or fewer larger assets. 

Most markets will have compressed cap rates.

I would be a bit hesitant about a deal if cap rate compression is necessary to generate an IRR acceptable to you.

I've spent my time researching markets that have excellent growth metrics *and* cap rates that aren't too compressed.

Hi Everyone I have fixed the oil tank air/vent pipe with rubber coupling and fill/service pipe with aluminum tape and compression coupling, but I have not tested it yet by filling it with the heating oil.Is there a code violation in this repair?
