Hi fellow investors,I’ve been hearing a lot about DSCR (Debt Service Coverage Ratio) loans lately, especially in the context of long-term buy-and-hold investments. 

Insurance companies all seem to have different names for the same coverage terms, so it's hard to know what you have.

That typically happens when the agent gets a lead that's either outside his area of expertise or outside of his geographical coverage area.A mortgage broker can only pay you a referral fee is you sent him a real estate buyer or seller and that mortgage broker, working under his real estate (not mortgage) license completes a purchase or sale with that client. 

Umbrella coverage may be good for some, based on the facts not entirely sure its necessary in your scenario.

But I am also having a lot of booked guests concerned about their upcoming stays because of the two storms currently brewing.I've thought of self-insuring but I've been able to find policies with good coverage that also cover the loss of income.  

For example DSCR (Debt Service Coverage Ratio) loans look at tax returns to see how a property performs in terms of income and expenses to see what loan amount is justified. 2.

But if the area is prone to winds, you could get some spray up on the house which will create a need for more maintenance.You need to make sure you have proper coverage for lake front property.

However many times they won't tell you that, they'll just deny coverage and act like they fought so hard to get it approved but the coverage is just not there (when it certainly is).A good public adjuster will more than pay for their fee with the extra $$ they'll get you.

With everything considered I'm wondering if I should just hold title to all my property's in my personal name and operate the STR's in the LLC with commercial policy's but no separate liability coverage.

We added a few more video cameras to expand the coverage.
