Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Lenders will want to see the filed Articles of Organization, an Operating Agreement that you can get from your attorney or, if you're brave and it's just you on the LLC, some people use Legal Zoom or Law Depot.

I can share more details about how I got the business credit card and the hard lender I used if you want.

However, I do have a lender that can conduct an entity transfer with a commercial loan from 2 units and up.

Many times a lender buys a property back at a sheriff's sale/auction where they are selling properties as part of a foreclosure.

There are limited exemptions such as if you inherited the property where it would be allowed.There are technical means to navigate the 90 day rule but your best bet by far is to talk to the lender and let them know the situation and ask for their direct guidance.  

While these vendors are typically reputable and skilled, you might not get the best price compared to shopping around directly.

How do I compare that to a comp that has 1840 SF on the main floor and 460 SF of finished basement space (and 1200 SF of unfinished space)?
