They can pay me $25/hr AND as a result, they can’t buy their giant fountain pop from the gas station on the way, or a couple less packs of cigarettes, one less trip through the drive through, or no fancy nails this month.

Here's an example I ran an illustration for a 45 year old man, non-smoker, standard rate in the great state of KY. $100k base policy (to keep the start up expenses low).

From Upstate NYI've inherited two units both with smokers in the units.  

Three major issues:1) Two of the three tenants are smokers.2) One of the tenants has a cat (which I knew of going into the deal) and another tenant brought a kitten into the unit (without notifying me or the other tenants, for that matter).3) Two of the tenants are male and one (the one with seniority on the lease) is female.

There is no guarantee the next tenant will be any better, they may be dirtier and not pay rent at all.I have inherited heavy smokers, but they have already been smoking in the unit for years. 

It's not from a former smoker, and it doesn't smell damp. 

Write language into your lease that will alllow for repainting and carpet cleaning if there is evidence of cigarette smoke in the house.

Interestingly enough, she had 0 respect for the apartment, as there were cigarette burns in the carpets, walls, etc, dirty laundry was everywhere and the place was an all-out wreck.

Hey fellow BP'ers...I've done some rehab work, but never cigarette smoke.I have the potential for a VERY nice short sale deal on a duplex in a decent neighborhood. 

I've had a property trashed this way by smokers and their pets and I did need to replace the carpets, but just treating the walls with tea tree oil, then a bleach/water mix, then primer/sealer and paint took care of everything.
