I've been researching whether or not doing a cost segregation study would be beneficial and while I don't think I could use the bonus depreciation for 2022 taxes a recent Bigger Pockets Money Podcast (#360) https://www.biggerpockets.com/... talked about carrying forward the paper loss for coming years and the benefit of doing one now as there is still 100% bonus depreciation which will decrease in the coming years.

But Track Record carries a lot of noise.  

The seller will also be incentivized to extend their seller carry if there’s been no appreciation or the building has deteriorated during those 5 years. 

I like the idea...it's great to strike gold during the gold rush, but also, it ain't bad to sell picks and shovels either.

There are still variables due to heat loss along the way to the units but the medium (water) carrying the heat is guaranteed to flow to its destination (radiators).

Carrying Costs and Contingency Funds - How do you estimate carrying costs, including taxes, maintenance, and interest, if the project spans several years?

Or should I hold (or refi) the mortgage I currently have at a higher rate to carry a mortgage on the exchane property? 

Smarty Pants(me), or it makes way more sense to them, and worth way more to them.Maybe they know if there is civil war gold buried there, and they just haven't had time to dig it up yet?
