I have a unit I just filled that I had the BRs steam cleaned (like I did 5 yrs ago) and there are only minor blemishes that practically disappear when the room is filled with furniture. 

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenants: Majority will have FICO scores of 680+.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenants: Majority will have FICO scores of 620+, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

My only concern tonight is that Ocwen might have already managed to put a blemish on our excellent credit by perhaps showing that we are late with our payment. 

With the fake "hand scraped" finish it's really hard to find the blemishes.  

If your experience with Craigslist winds up being like mine in the past, of the 10 inquiries you had, maybe 5 will make it to your open house, two of those will almost immediately not meet your 'sniff test' based on general conversation, only 2 out of the remaining 3 will fill out the application and pay the application fee, and maybe 1 (or 2 if you are lucky) will meet your criteria (with occasional blemishes in the credit history / background check).Good luck!

This "investor" would take the down payment, and in a couple of months would kick the tenant/buyers out and start over again, stealing numerous families' life savings.Just as Gordon Gekko was a blemish on the equity traders, there will always be dishonest people in every profession that will prompt the original question of this thread: is my profession legitimate, or just filled with con-artists?

If the potential tenant has any kind of blemish on their rental history, I don't budge on that.

In my area, there is a place in one of the industrial parks where you can buy matching sets NEW but they have blemishes (majority of the time you can't see the dent or scratch because the cabinetry hides it).

But if it looks good for the most part, one hole in the drywall here or one small blemish over there shouldn't cause too much trouble.
