I'm sure Jay will have some feedback for you, but here is some food for thought, as well as some comments:We hope investors are not purchasing these "low down" properties only because they are low on their cash reserves.  

They paid on time (ate my food  lol) and still stay in touch.

Ill let you owner occupying multi family properties is what got my wife and I to FI, what makes house hacking so great is the baby steps to  becoming a full time real estate investor. 

Think, the USDA brining armed feds to shut down Amish farmers for selling their unpasteurized milk, or the FDA allowing harmful chemical additives in our food that are banned in hundreds of other countries.

Hopefully I gave you some food for thought.

Looking back on where we started from, both working at fast food restaurants, I am honestly in disbelief and extremely grateful.

Although the nightlife and culture (museums/food/music) was a great and calming change from the busy metro area, I felt isolated.

Eventually, people may start to default on their mortgage payments, not from a lack of being responsible, but because their basics of food, transportation, and medical, and insurance payments have all gone up.
