Had a home inspection done and found it needs some work (Roof will need to be replaced in the next few years, some of the electrical needs work, updating the 2 upstairs units, furnace replacement at some point, etc...).

I don't like one-time fees for software (he also says you can't buy it without signing up for his mentor/coaching program) because as a one-shot deal support, updates etc are usually pretty poor.

One thing I will say there is a shortage of is properties that accept a pet (single pet, ie 1 dog)You will see a lot of manufactured housing on this corridor, but there are some older homes needing updates since the parent or grandparent had just passed (just toured a great one that sold for $219k in a week (cash) that was massive but my buyer was afraid of the work & it was easy fix and flip)As I mentioned below, I'm very curious to your style-what makes the right deal for you?

I just got done with my required annual commission update for 2024 (I know I’m a slacker, I waited until the very end of the year lol) and the teacher of the class said that a high percentage of the number of agents who had their licenses revoked in 2024 were the result of being involved in subject to transactions that went sideways.

all of the units were updated except one, which I did put alittle money into to bring it update to date with the others, so that would have helped the value a bit I would think almost a year later.

Places like San Antonio might present more favorable cap rates, from what I read in Forbes recently.Refinancing could free up equity if today’s loan terms are more attrative, though that depends on current interest rates and the property’s updated value.
