I originally lived in it for a year, while if fixed it up so i only had to put 5% down + closing costs(25,000), and the property has appreciated 8% over the past two years(20,000) but not sure if i should rent it at a loss and structure the lease so i am  in a more favorable leasing cycle, or plan to sell it.

I use RentRedi for two of my SFR, allows me to have a more professional look with tenants, sign leases, and collect rent.

Depending on the market a more expensive rental could take a little longer to fill on average. 

This is a more accurate way to gauge what you can expect in rent than just the 1% rule.

Keep in mind that condos are typically a more affordable housing option, resulting in more long-term residents.

If you are seeking a more traditional DSCR type loan, then typical guidelines apply; Credit, Liquidity, and Experience. 

On the other hand, a turnkey property could be a good choice if you want a more hands-off experience with steady cash flow.

Again, my response to your list of companies was way off topic, just exposing my cynicism over amoral businesses that profit off both sides of conflict.

Perhaps there was a more official way to deal with it, but this worked fine :)

Curious to learn if there is a more creative or better way that someone has up their sleeve.
