Being good to one investor can unlock the door to 10 investors 

It may have been left unlocked, so the person responsible is whoever forgot to lock it.

Not sure what Jake's going to do, but if I were exclusively a SFR investor, about to unlock 75% of my equity in my 12 paid for homes, I'd go shopping. 

That is simply another form of debt instrument.  1031 would come into play if you were going to sell your properties to unlock that equity.  

Again me, it pains me that you had this experience w/ us and if we would have been able to get your domain unlocked on Godaddy (which again, we've never seen that and don't have control over) your site would have been up fast and you'd be on your way diving into the tools Carrot offers, diving into our weekly Coaching Calls, etc.

I'm hoping to find a bank that would be willing to let us apply together as co-applicants so I can unlock some (pretty significant) equity in my home.

I would probably leave the basement door unlocked or allow them to lock the door on their side.

Not necessarily much help aside from unlocking doors in distant lands...Or, you will find an experienced investor agent who will be a wealth of knowledge and wise advice but isn't going to jump through hoops for no money (or even the "promise" of money later on) simply because he doesn't have to.Although I'm sure they do exist somewhere, it'll be very difficult to find an agent who will be all of the above.You will be better off in the long run associating yourself with multiple agents and using each one for their individual strengths based on each specific deal and location.

I have made the mistake in the beginning of discounting a commission (or taking a low priced listing) and the seller wanted me at every showing to unlock it, and I had to move the dog out, they would wait till 3 hours before a showing to confirm etc.
