We did a series of tax tips for real estate investors on our podcast last December, and this was one of the things we discussed with the CPA we had on. 

I found a big 2200 SF+ split level house with two kitchens, two living rooms, and two entrances that would be 'effectively equivalent' to what we have now in a condo with a noisy family directly above us (that likely to hears our TV and bits of our conversations).

And this same issue extends in other directions, for example, what if one family member loves watching the big game all weekend long on the TV, but other people would like some quiet time to read.

I would send a series of 4 mailers giving them free information they might find helpful to sell their home by themselves while setting myself up as someone with expertise who was just a phone call away to help.

I just formed a Series LLC.

This ensures that the client understands the intended structure and which entity will hold what assets, whether it be a traditional or series LLC, etc. 

That is why you should request to review all contracts related to the property (not just leases, but other service contracts too, like pest control, cable tv, etc. that the owner may have) during your due diligence period of escrow. 

For example, 17 states now have Series LLC, ALOS, FL now recognized the Series LLC and will uphold another states Series LLC. 

I expect the delays will mount unexpected costs and Frank will be hiring a series of GC's who lien the property after they quit. 

A Series LLC is a helpful legal structure for real estate investors, allowing them to create separate "series" within one main LLC.
