@MIke Steuart I haven't done a lot in Mass. but my understanding is that if you have an investment property, and it's not owner-occupied, then if you pull a permit whoever pulls it must have the CSL (construction supervisor license).So if it's your investment property, and you don't live there but you want to do the work (or supervise others you hire to do the work) then yes you'd need a CSL to pull that permit - or hire someone who does have it.I haven't done an apples to apples comparison, but my understanding is that generally CA and HI are Democratic places with lots of rules and regulations - like Massachusetts.

Accounting for all the services, putting together furniture, decor, etc takes a lot of time and supervision if self managing, especially long distance.

If they are caged when alone and well supervised when they are allowed to roam *hopefully* the owner/tenant is keeping them safe by not allowing this to happen.They are hoarders too.

That being said, there is no shortage in my area of agents who will do everything for investor buyers: bid at sale, vacate your property, supervise your rehab and get it rental or re-sale ready.

As for creative deals: A lot of agents work in brokerages where the supervising broker just simply won't allow anything but what they understand and/or that which is low risk.I work with two agents whose primary business is acting as proxy buyers for investors at trustee's sale.
