Your most expensive areas will most likely be ADA/Handicap access, Fire safety/prevention, and electrical (is this aluminum wiring and are the panels Federal Pacific?).

In the Pacific Northwest the house with no refrigerator would take longer to sell and might be discounted because the vast majority of properties have refrigerators.I tend to think many buyers would appreciate the convenience of not having to worry about a refrigerator.

I mention the neighborhoods because if you are looking to get 1% rule in "A" Neighborhoods ......in San Francisco thing Pacific Heights or the Marina District then you may not get that.

I love where I live (Pacific Beach/La Jolla) however it's not the cheapest to get started and most people I talk to say the market is at is peak.

After hearing about the 1990 movie Pacific Heights in a Podcast I decided to watch it... talk about a nightmare!

I'm currently in negotiations with one of those companies building in the Pacific Northwest, and any information you have would be very useful for me.
