What's your thoughts on using Rent Manager for an investor that already has professional property management?

Hi BiggerPockets Community,I’m looking for advice on breaking even or generating positive cash flow with my studio condo in Prospect Heights, NYC.

I have a few rentals with section 8 tenants, and they tend to stay on average 4-5 years.

They filed an eviction on a tenant mid-escrow and withheld information on eviction until I saw a posted eviction notice on the door after closing.

Now I found one that specializes in real estate investors that was recommended by an online mentor.

Peter Lohmann’s newsletter is a solid source for staying on top of national trends; I’d recommend subscribing if you haven’t already.In Texas, I’ve noticed increased activity, especially in the Dallas-Fort Worth area.

I recommend you decide, take action, and move on. 

There will always be settling going on.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

Vendors who partner with Costco pay for market exposure and referrals, which often adds to the final cost passed on to the customer.
