However, we do realize that there needs to be a minimal set of criteria to begin with, so we are addressing: Trash cans being out of sight during the week (and we need to address having them put away by say 9:00 p.m. as suggested), landscaping, what types of projects require Architectural Committee approvals (permitted projects only or assembled items versus constructed items), screen doors, fines (penalties for non-compliance) etc...This forum is giving me some great advise, keep it up folks, and as always, thanks in advance.

Oh, but let's say that the project is 80% or more owner managed, The Homeowners Association is made up of non-real estate types, maybe a retired teacher, a dentist, an engineer and a Realtor and load the other board memebers with whom ever you like.What you'll get is an engineer that wants strict building requirements and maintenance done, no holds bar on the costs, a teacher who wants only the outside to loom pretty, a Realtor who is geared to re-sale value....the dentist wnat to call in an expert and get a committee to advise the board...you get the idea.
