I had a neighbor complain on Christmas Eve that they heard water running so i sent someone into to the property immediately since these tenants would not respond to my urgent message.

We made a great profit, helped the original owner pay-off medical bills, helped a new couple find a home before Christmas, and I learned a TON!

And invited me to his Christmas party talk about a duck out of water..

We are currently still living in and working on the house. and were blessed with our first child last Christmas which slowed down remodeling a bit but has also opened our eyes even more to this amazing opportunity.

It looks like you signed up on 12/18 and were charged on 12/25 (Merry Christmas???)

So I would estimate Oct is about 1/3 the rent of July (so ~$3.5K/unit).Rents in December for the first half of the month are about the same as Oct but the rents ramp up the second half with the pinnacle being just before Christmas to New Years.

Hoho is not the same as "Christmas," a property near us that we looked at in June a few years ago that still had a tree and lights up.

Hope you can give me some input/guidance.Tenants caused all kinds of damages to my property. 1)Tenants turned down the temperature when the December weather was yo yo (high and low) last year, forgot to turn back up the thermostat and went on Christmas vacation.
