I am not keen on property management companies.The recent weakness in equities has me interested in owning more dividend stocks, and more financial type investments as opposed to more RE.Never put all your eggs in one basket.I'm retired, have more than I need, and see no need to chase the carrot.

The main thing w/ a system like LP or Investor Carrot (I'm the founder of Investor Carrot, just for disclosure) vs. setting up a site on wix, godaddy, wordpress, etc... ... isn't the month to month cost or the technical ability and ease to get a site up.

So my advice, start the eviction process, so they know you're offering both the carrot and the stick, but give them the cash4keys option as a lesser of 2 evils.

I started with weebly because it was free & I was starting out, but there are better website packages out there like Investor Carrot & LeadPropeller (a sponsored affiliate).I then run an add in Craigslist, Backpage, & Ebay classifieds promoting my website & advertising "wholesale properties".
