I would love to know your source of info on this statement.In fact, the Fair Housing laws call for landlords to make "reasonable accomodation".

You aren't required to accept an ESA until and unless a request for accommodation is made.As far as I can tell, the animal is a pet and subject to the pet policy until a request for accomodation is made: they don't need to use the term reasonable accomodation and you can't require that they make the request in writing.

The changes we made to accomodate folks in need of assistance such as widening door ways and adding grab bars, likely will make it more difficult to sell this home in the future as a normal house.Next time I think I would build a home to suit this specific need rather than convert an existing building.

If that were in place,   it would not affect the screening criteria,  except that you would have to track the order that applicants filed (following a complex bureaucratic process of course) and process them in order,  including granting appeals, accomodations (for example for non-english speakers) and re-evaluations that could take days.I'm sure there are more details I'm missing,  but thats the broad strokes.

FHA only requires 90 days on title and could potentially be an option for you---there are other programs that might be as or more accomodating, but I would need to know more about your circumstances to be certain.Regards,Scott Miller

In a strip mall, where the landlord often has to perfrom major renovations to accomodate tenants, and where units can often sit vacant for years, you would need to raise a disproportionatly high cushion so that you don't have to go to partners leter...I don't love syndication for this space.
