From my findings, the two subdivided lots would comply with the requirements provided by the county:The minimum lot size is 1 acreThe minimum lot width is 135 feetThe front building setback is 60 feetThe side building setback is 20 feet (for corner lots it is 30 feet on the street side)The rear building setback is 60 feet

No restrictions or caps on supply, and I don't expect the City to revisit this anytime soon as it was about a 3 year discussion that I think council is happy to put in the rear view mirror.

And, like is mentioned, many education programs in RE are more of a lead generation for educator to then continue to sell you and/or extract more value from you, i.e. form a fund of funds so you can help me raise more money.To your theory, I think the other part about real estate investing, especially as it is sold by many gurus by being an escape from your W2, is a bit oximoronic.

. - if you need two stairwells and an elevator, that will of course drive costs way up and it also eats into your floor plate area and can crush layouts on a smaller building, possibly turning your small CMX2.5 lot you'd planned to build 5 stories on into what may as well be a CMX2 lot and allow only 3 stories, since you can't actually fit 2 stairwells, an elevator, a hallway all the way through from front to rear, a small lobby, a mail room, etc.
