If however you don't have any specific goal or timeframe, I generally default to "long term". 

And when things go wrong, they go terribly wrong.

It's important to have the advice and perspective of an industry old-timer, in my opinion.The sponsor and specific deal she highly recommended to me back in 2017 should have never passed any due diligence check both from a sponsor point of view and deal point of view.

The properties themselves often have flaws and outstanding cap ex items that are wrongly ignored.  

However since this is our first rental, we are getting cold feet and suspicion that it might be a money pit or go wrong drastically.

I've tracked my metrics over the years and I'm getting 99% hit rates with fewer than 1% wrong number percentages.

So I broke these up specifically based on numbers and property values, trying to avoid anecdotal bias .

Have to agree with most here in that a SF-> duplex conversion needs some really specific qualities to be worth the squeeze.
