Adding the 1 & 2 bed option is a great start, have you looked at pricing and dropping it further than your peers?

It has a boiler system so I don’t think it’s worth it to purchase 3 more to have them separately metered.

So they permitted the room as a bedroom and do the work through a contractor for $20,000 and now they get more money today due to livable pace added verse a dining room that was not providing as much value as a rental. 

The same logic goes for the LTR insurance with adding premiums (which is really what Sthe STR insurance model is)Most STR insurance is exactly the same thing as LTR with tons of premiums added for unnecessary reasons like no one will ever use.  

Here are some ways to get them before they hit the markt:- Cold calling- SMS- Networking/wholesalers- Direct Mail- Tax Deeds- Online ads/SEOI would highly invest in getting a data provider to at least have an idea of what types of properties you are targeting.

Managing a rental (even if it cash flows) comes with responsibilities, and it might not be worth it for $300 a month.

It seems like a lot, but it’s well worth it to be able to move a deal quickly.
