I'd suggest taking a free course like that provided by Pete Reese at Land Conquest to get your feet wet and take some action. 

Running 95 and up for highs so we will keep the concrete wet.  

It will be a little trying for 6 units to use - they're slower because they do both washing & drying - but that would be way better than expecting tenants to drag wet laundry around.

I would both buy a property to get your feet wet and at the same time make a plan to scale.  

If low wet ground check with people moving dirt for free fill dirt.

They will try to run 2 kitchens and that can mean clogged drains in your wet bar kitchen.Be sure there is personal recourse when you need to sue them for $40k in repairs above the deposit.

In other news, water is wet.

Hopefully it isn't too challenging to get our feet wet into a good deal with how hard the economic climate is at the moment 

They were never particularly nice, beach cabins on stilts with rattan furniture that usually had water stains from wet suits.
