I have been to Utah and meet with 3 different fulfillment companies who run these guys programs this is a well Choreographed business and presentation behind the curtain..

@Fumi Maher, I'm not from Austin but I will give you the advice I give those here in Utah (most of which should transfer just fine) Renting by the bedroom seems to bring in the best cashflow.

The people in medium and small towns in Idaho, Utah, WYO, Montana are pretty much the same. 

I figure if the equity we have cash flows better than similar equity in a single family residence in Utah would, then we should consider this AITD as a serious option.
