Since the house is pretty close to public transpiration and Google/Apple/Hi-Tech company bus station, so we were thinking that maybe finish up the basement to have more bedrooms and bathrooms, would attract those high-tech working professionals to share the house and bump up the rent?

Here is what has been done, and here is what has transpired in trying to attract sellers.- Logo designed and color palette chosen for consistency and professional look- Facebook and Instagram biz pages put in place- I am a graphics designer and created templates for coming soon, new listing, etc online ads using chosen color scheme- Website created (no IDX due to no money :-) )- Door knocking on 100 doors and left flyers I designed.

You also did not address if you would let the lender know what is about to transpire in regards to it's contracted loan holder or if you would even let the loan holder know that it would possibly breach the contract with the lender at all.
