In my firsthand opinion, RMt's better days are in the past:Used to be a center of tobacco industry in eastern NC - the 'Golden East' (even the mall is named Golden East Crossing)Used to be a thriving hub for textiles (literally days after NAFTA was signed, the textile plants closed)Used to have headquarters for Hardee's (it's where Hardee's began)Used to be a banking center of Eastern NC - People's Bank merged with Planters Bank to be Centura Bank; RBC bought Centura to make RBC Centura (that's where I worked, before and after RBC)... that didn't last, as PNC bought it out; I think they maintain a presence there, but a much smaller oneThat said, the real estate market is on the cheap side, and if you have a tenant in hand looking for a place there, then maybe... but also check out other things like the crime rate per capita, medium income, etc...

Thanks John :)Lowell still has lot of "bread and butter homes" around downtown, mostly multifamily homes but I see lot of new projects going on downtown, they are turning those old textile factories into luxury lofts and building multi-storey parking decks and few office buildings.

Hi all,Looking for opinions on this MHP in NY, please.Here’s a snapshot:Pros:-10 cap- Value add (77% occupancy, potential to sub meter and bill back water)-90% TOH-Decent metro: 100k population, $96k median house price, $1k for 3 bedroom rent -On site Mgr-Solid recent rent collections -The numbers work - good cash flowCons:-Rent control (3% yoy max increase)-Covid hot spot -NY not landlord friendly -18% vacancy in town (May be seasonal)-Septic - uncertain of age or condition The top employer in town, a glass and textile manufacturer, may also be tanking; They’ve laid off about 800 people YTD, which is about 8% of the town’s workforce.
