I was wondering if anyone had ideas on how I might be able to attract more tenants who are okay with having this type of policy as I know it might be a bit of a niche market, but I'd love to hear any suggestions.

How early would you suggest that I start investing in real estate and in what form do you think is best for someone graduating college soon. 

What are yall thoughts and what loan products do you suggest with my situation.  

One thing I will say, and do with it what you will, if you are digging out of a bad financial position I'd suggest RE is not for you now. 

My coach suggested (and I implemented) a "must do tracker"....it's a color coded spreadsheet (I like to print multiple copies and keep them on a clipboard to stay in my sight/top of mind). 

All suggestions will be greatly appreciated!
