If sales prices in the local real estate market are increasing, as they are now in much of the country, there is less risk in taking on a project like this. 

They sent me their seller intake form with a list of properties that are being sold and a form for the new investors.

I am not sure there is a point in taking it to a title company.

Thanks @Jonathan Klemm, it's been a few weeks and as sole proprietor/GC, haven't been able to get an account with MSI yet though the intake rep said it would be possible w/o a business.

There are plenty of people that would be interested in taking some cash out of their vacation home while still using it once in a while.

The idea of funneling debt towards an LLC will help alleviate the DTI on your personal name and free you up to buy the home that you are wanting.Good luck in taking a look, its a fun problem to have.

I think at this point two years later he has quite a bit of reviews but most of them are just reviews of the program not saying how much money they've made using it but I would like to know how much the fee he was asking for the course is I'm interested in taking it because he does have some excellent information and 30 years experience
